Rooftop temperatures on unconditioned industrial buildings regularly reach 170°F by 2:00 PM, followed by rapid cooling to 55°F at night. This daily 115°F thermal shock causes massive expansion and contraction cycles across steel decking and parapet walls.

2. Thermoplastic Polyolefin (TPO): The Modern High-Desert Standard
TPO is a single-ply elastomeric polymer membrane reinforced with high-tenacity polyester scrim. Key advantages for desert industrial buildings include:
• Monolithic Fused Seams: Rather than relying on seam glue or asphalt adhesives (which dry out under desert UV), TPO seams are welded with computer-controlled hot-air robots. The heated molecular chains fuse together, creating seams stronger than the field sheet itself.
• Exceptional Cool Roof Performance: With a white surface reflecting up to 80% of solar radiation, TPO keeps industrial warehouse interiors significantly cooler and reduces HVAC wear on rooftop package units.
• Chemical & Grease Resistance: Ideal for restaurants, aerospace facilities, and automotive service centers where rooftop HVAC exhausts or animal fats dissolve traditional asphalt-based roofs.
We recommend 60-mil or 80-mil TPO for commercial installations. While 45-mil is permitted by basic code, 60-mil provides 33% thicker weathering layer and 50% greater puncture resistance against hail and technician foot traffic.
3. Modified Bitumen Torch-Down: Where It Still Has a Place
Multi-ply modified bitumen consists of asphalt sheets modified with SBS (synthetic rubber) or APP (plastic) polymers, applied with an open propane flame torch.
While torch-down offers thick redundancy (2-ply or 3-ply systems), it presents notable drawbacks in modern desert applications:
• High open flame fire liability: Many commercial insurance policies now demand expensive hot-work fire watch permits and higher premiums for torch applications.
• Black or dark granulated caps absorb enormous heat unless coated with expensive acrylic elastomeric topcoats that require re-coating every 5 years.
• Seam delamination: Over time, the asphalt compound dries, oxidizes, and splits under thermal contraction.
